ProLogis, the world’s largest owner, manager and developer of distribution facilities, announced that it will develop a new, industrial facility near Toronto in Caledon, Ontario.
ProLogis Park Bolton is located on approximately 22 acres near the intersection of Highway 50 and Mayfield Road and will comprise one building totalling approximately 416,000 square feet. The site will feature quick access to intermodal and highway systems in order to serve the distribution needs of the Greater Toronto Area and Eastern Canada. Construction is underway and is expected to be completed in early 2009.
“This new park will help us keep up with growing demand in the Toronto area,” said Jeff Miller, vice president and market officer for ProLogis in Toronto. “Occupancy rates have remained strong in and around Toronto, with little new industrial development in the pipeline for 2008. We expect that this facility will help us continue to serve the needs of our customers in Toronto.”
Consistent with ProLogis’ sustainable construction initiative, the distribution center will be built according to guidelines established by the United States Green Building Council (USGBC) for LEED Certification, a widely recognized standard for environmentally responsible construction making it one of first such facilities in the greater Toronto area. The facility will incorporate a number of sustainable design and construction techniques including extensive use of recycled and locally sourced construction materials and the installation of an energy-efficient fluorescent lighting system.
ProLogis’ industrial portfolio in Canada comprises 2.2 million square feet in seven buildings owned, managed or under development. The company also has land positions that can accommodate more than nine million square feet of additional development. ProLogis customers in the area include American Eagle Outfitters, HP Canada, Southwire, Avad Canada and Exel.
