With the Finch West TTC subway and LRT station planned for completion in 2016 and 2020, the Downsview Corridor in northern Toronto will soon be a highly trafficked medical and professional hotbed. And taking advantage of this, Real Wealth Group has begun development on a new medical and professional centre at the corner of Finch Ave W. and Keele Street, 200 metres from the new Finch West Station transit hub.
Called University Heights, the eight storey, 165,000-sq.-ft. project is designed by Toronto-based ACK Architects and expected to open in the summer of 2016. The new centre will contain retail space on its lower level with professional and medical offices on the upper levels. The building will contain 89 customizable, divisible and expandable office units of 550 to more than 2,500 square feet and feature an open and sun-lit commercial concourse dedicated to restaurant and retail tenants. Built to Toronto Green Standard Tier 2 qualifications using high-reflecting materials, energy efficient controls, and low impact mechanical fixtures, it will also contain a 7,100-sq.-ft. professionally landscaped greenroof accessible by tenants and the public.
“We like to think that a big idea like University Heights is helping to lead regeneration in the Downsview Corridor,” said Paolo Abate, CEO of the Real Wealth Group. “The value for tenants of University Heights is that it’s situated in close proximity to the Yorkdale Shopping Centre, Downsview Park, York University and four hospitals, including the new Humber River Regional Hospital. We selected the location because as a medical centre, we wanted our occupants to be as close as possible to the surrounding hospitals and mass transportation options available now and in the future.”
Everything that goes into the construction of University Heights is being done to help serve the long-term needs of its tenants, patrons and neighborhood. “Part of what makes this location appealing to medical and professional organizations is the long–term plans for the neighborhood. With the new Finch West TTC subway and LRT station, each scheduled for completion in the next few years, the area is already beginning to experience a tremendous amount of growth and commuter traffic, which is ideal for our potential tenants,” said Abate.
